Purpose & Planning: Transforming Potential into Purpose

The challenge began with an empty warehouse. A large, cold, industrial space with no internal walls, limited natural light, and no existing educational infrastructure. The goal was to convert it into a welcoming, compliant, and inspiring college environment, complete with classrooms, workshops, offices, and communal areas.

Our first step was to conduct a comprehensive site survey, assessing the building’s structure, utilities, and potential for adaptation. From there, we developed a masterplan to guide the full transformation, covering structural works, mechanical and electrical systems, fire safety, accessibility, and interior design.

Collaboration was key. We worked closely with the client and end-users to create a design that balanced functionality, comfort, and energy efficiency. Each area was tailored to support specific activities, from learning spaces to breakout zones and staff facilities.

Transformation & Construction: Building a College from the Ground Up

The first major phase involved structural adaptation such as installing new internal walls, partitions, and mezzanine levels to create defined learning areas and staff zones. We reinforced the existing frame to support the new layout, ensuring long-term stability and compliance with building regulations.

Mechanical and electrical systems were completely redesigned. This included:

New power distribution systems to support technology-rich classrooms

Energy-efficient LED lighting throughout

Full HVAC installation for climate control

Comprehensive fire alarm and sprinkler systems

Accessible plumbing and washroom facilities

Once the infrastructure was in place, the interior began to take shape. We fitted acoustic ceiling tiles, durable flooring, and bright, modern wall finishes to create a professional and inspiring atmosphere.

Each classroom and workspace was designed with flexibility in mind, featuring adaptable layouts, ample power access, and high-quality finishes that balance durability with style.

Breakout and communal areas were added to support collaboration and relaxation, while staff rooms and administrative spaces were equipped with ergonomic furnishings and smart storage solutions.

Externally, we upgraded the façade with new insulation, cladding, and energy-efficient windows, transforming the building’s appearance and performance. Accessible entry points, secure fencing, and clear wayfinding were installed to complete the college’s transformation into a welcoming, safe, and compliant facility.

Safety, Compliance & Quality Assurance

As with all TBS projects, safety and compliance guided every decision. The new facility was built to meet education building standards, fire safety regulations, and equality and accessibility requirements.

Every system, from electrical and HVAC to fire suppression, underwent rigorous testing and certification before completion.

Final inspections, snagging, and deep cleaning ensured the new college was ready to welcome students immediately after handover.
